Tokens for Everyone

Each token represents fractional equity ownership in a Spanish SL (limited liability company) that legally owns the underlying real estate asset. For example, if a property is valued at €1M and 1M tokens are issued, each token represents €1 of equity value. Token holders have proportional rights to rental income distributions and proceeds from eventual asset sale, subject to the terms in the Private Placement Memorandum.

Distributions are automated via smart contracts. After rental income is collected and operating expenses/management fees are deducted, the net distributable amount is sent to the smart contract. The contract automatically distributes proportional amounts to token holders quarterly. You can receive payments in EUR (via SEPA bank transfer) or USDC (stablecoin) to your compliant crypto wallet, based on your preference set during onboarding.

Tokens have an initial lock-up period of 3 years to ensure portfolio stability. From Year 3 onward, a regulated secondary market will be available where verified accredited investors can buy and sell tokens. Additionally, Aurema Group maintains a right of first refusal to purchase tokens at fair market value (determined by independent appraisal) to provide additional liquidity options.

Each property undergoes rigorous pre-acquisition due diligence including technical appraisals, structural diagnostics, and market analysis. A maintenance reserve fund (typically 5-7% of annual revenue) is held in each SPV for repairs. For major unforeseen issues, token holders vote on capital expenditure proposals via the investor portal. While real estate investments carry market risk, our focus on stabilized, income-producing properties in prime locations helps mitigate volatility.

Fractional tokens are available to accredited/professional investors in most major jurisdictions including the US (under SEC Reg D), EU (under MiCA), UAE, Switzerland, Singapore, and others.
